What changed in September
Berlin published its new rent index in September. For most of our apartments, the ceiling on new and renewed rents rises by 2 to 4%, depending on the street, the age of the building and its energy rating.
We apply increases only at renewal and never above the index. A tenant who has been with us for years keeps the same terms until their lease comes up.
What it means for investors
Across our fourteen Berlin buildings the effect is small: about €9,000 a month once every eligible lease has renewed, which will take around two years.
The bigger change is on energy. Buildings rated D or worse face lower ceilings from 2027, which is why Kastanienallee 12 is next on our retrofit list.
Nothing in the new rules changes how or when you are paid. Payouts stay on the 10th of every month.
