Q3 2026 letter: 31 rents raised, 0 evictions
Collections, vacancies, the rents we raised and the two apartments we are still renting out.

31
rents
raised this quarter, with no evictions
The quarter in one line
Every rent due between July and September came in, apart from two apartments in Berlin where tenants agreed a payment plan with us in August. Both plans are on schedule and both tenants are staying.
We raised 31 rents at renewal, always within the local index and never by more than the cap set by law in each city. The average increase was a little under 3%.
What we spent and why
Most of the repair budget went into roofs and windows in Lisbon, ahead of the winter rains. In Madrid we replaced two elevators in Calle Serrano; in Berlin we finished the boiler work at Kastanienallee.
Two apartments stood empty for part of the quarter while we refurbished them. Both are let again from October, at rents close to the rest of their buildings.
Payouts on the 10th were made on time in July, August and September. The autumn valuation is published on Oct 31; the next letter covers the full year.
