Risk disclosure

Investing in a residential property fund carries risks, including the loss of part or all of the money you invest. Read this page, and the fund's official documents, before you invest.

Example text for the Rentroll template, written for a demo residential property fund. It is a starting point, not legal or regulatory advice: fund marketing is regulated, so have every page reviewed by a qualified lawyer and your compliance officer for your fund, your regulator and the countries where you market it before you publish.

1. Your capital is at risk

The value of your shares can go down as well as up. The share price depends on independent valuations of the buildings the fund owns, which can fall. You may get back less than you invested.

The fund is rated 3 on a scale of 1 (lower risk) to 7 (higher risk). This rating can change over time. The recommended holding period is at least 8 years.

2. Payouts can fall or stop

Monthly payouts come from the rent the fund actually collects, after building costs, taxes, fund fees and reserves. If tenants pay late or not at all, if homes stay empty or if costs rise, payouts can be reduced, delayed or suspended.

The distribution rate shown on the site is a past figure for the year stated. It is not a forecast and not a promise.

3. Selling your shares can take time

Shares in the fund are not listed on a stock exchange. You sell them by asking the fund to buy them back, which depends on new money coming in and on the fund’s cash. In difficult markets, sales can take several months, and the fund may suspend or limit buybacks.

An exit fee applies if you sell within the first 3 years. Do not invest money you may need in the short term.

4. Property and market risks

The fund owns residential buildings in a small number of cities. A fall in rents or prices in those cities, new rent regulation, damage to a building, energy-efficiency rules or a major tenant dispute can reduce income and value.

Higher interest rates can lower property values and raise the cost of any borrowing the fund uses.

5. Borrowing

The fund may borrow to buy or renovate buildings, within the limits set in its documents. Borrowing increases gains when values rise and increases losses when they fall.

6. Currency, tax and regulation

The fund is managed in euros. If you spend or save in another currency, exchange rates will change the value of your investment and your payouts.

Tax on payouts and gains depends on where you live and may change. Laws and regulations that apply to property funds may also change and affect the fund.

7. Before you invest

Read the fund’s prospectus and key information document in full, check that the investment suits your situation and your ability to bear losses, and spread your savings across different investments.
